Fubuan in Beppu: Maisonette or Flat Room?

Choose Fubuan’s two-storey maisonette or single-level cottage: all seven have private indoor and semi-open-air source-flow baths, but meals are not included.

Every cottage at Tokuno-yado Fubuan has the same headline feature: a private indoor bath and a semi-open-air bath, both supplied with continuously flowing hot-spring water. The real choice is between four two-storey maisonettes and three single-storey cottages. The maisonettes are larger and some look towards Beppu Bay; the flat rooms avoid stairs and keep the main living space on one level.

Fubuan is a room-only inn. There is no breakfast or kaiseki dinner to arrange around, which is freeing if you already have restaurants in mind and less appealing if you want a full-service ryokan stay.

What changes between the seven cottages

The room names and sleeping arrangements are easier to compare side by side. All four maisonettes measure 66.25 square metres; the three single-storey cottages range from 50.54 to 54.15 square metres.

The single-storey cottages are Houtoku (50.54 m², up to five), Watoku (54.15 m², up to three) and Shintoku (50.54 m², up to five). They use Japanese-style futon bedding and have a more straightforward, one-level layout. The inn describes these rooms in terms of garden, bamboo and seasonal atmosphere rather than the bay view offered by the maisonettes.

For older guests, toddlers or anyone who may be up several times overnight, the flat layout is the safer starting point. It does not automatically mean step-free access or an accessible bathroom, though; ask about thresholds, bath entry and bedding height for the exact cottage. A couple who wants a little room to spread out—and does not mind stairs—may prefer one of the maisonettes.

Two private baths in every cottage

The indoor tub is practical in cold or windy weather; the semi-open-air tub lets you soak outside. Fubuan says all seven cottages have both, supplied directly with spring water.

The inn publishes pH 8.4 and describes the source as high-temperature and mildly alkaline. Current Japanese accommodation information classifies it as a low-hypotonic, mildly alkaline sodium-chloride/bicarbonate spring. The cited pages do not give a current exact source temperature or the temperature in each bath.

Each cottage has an indoor tub and a semi-open-air tub, both supplied with spring water. You can bathe on your own schedule without reserving a shared bath. The property’s published pages do not set out a tattoo rule; ask the inn before booking if that determines whether you can stay.

Plan dinner before you arrive

Fubuan’s “stay separately from meals” setup leaves food to you. Guests can eat around Kannawa or elsewhere in Beppu, pick up food, or arrange delivery. Rooms have a microwave, fridge-freezer, kettle and basic tableware, but no kitchen. Guests may not bring cooking appliances, cassette stoves, grills or barbecue equipment. Decide how you will get dinner before the evening; being able to bring food back is not the same as being able to cook in the cottage.

That arrangement works well if dinner is part of your sightseeing plan. If you would rather arrive, bathe and have a meal waiting, book a ryokan with a meal plan instead. Nearby shops can help with breakfast or drinks, but it is worth deciding on dinner before the evening rather than assuming you can cook in the cottage.

Check-in is between 4 and 7 pm

The official information gives check-in as 4–7 pm and check-out at 11 am. If you expect to arrive later than the time you gave the property, contact them; arriving late without notice may be treated as a no-show. Ordinary luggage can be stored before check-in or after checkout, but valuables and fresh food are excluded.

Fubuan is not within walking distance of Beppu Station. The property’s current access information gives these routes:

The property also lists Haruki as a nearby stop, but no reliable free station shuttle. Parking is free and limited; request a space when booking. Taxi availability for the return trip can vary.

Plans can differ. Enter each child’s age and confirm the total before paying. Minors staying without an adult need consent paperwork.

Beppu’s bathing tax is generally ¥250 for guests aged 12 and over; younger guests are exempt. The city applies a different bracket to some higher-priced stays, so check the amount on the plan or at checkout.

Which cottage fits your group?

  • King bed and an upper-floor bay view: Yotoku or Yutoku. Both have a king bed; Yutoku is the roomier-feeling option.
  • A group of up to five: Santoku, Taitoku, Houtoku or Shintoku. Choose between split-level and single-storey layouts.
  • Avoiding stairs: Houtoku, Watoku or Shintoku. Ask about thresholds, bath entry and bedding height; single-storey does not guarantee step-free access.
  • Private bathing: all seven cottages have an indoor and semi-open-air bath.
  • Meals served by the inn: choose a meal-plan ryokan. Fubuan guests arrange their own food.
