Every room at REX HOTEL Beppu faces Beppu Bay, but that does not mean every room has a private hot spring. The shared eighth-floor baths are the main onsen experience for most guests. Only the two 63 m² Royal Rooms have a private open-air bath clearly described as source-flowing.
That distinction is the useful one when comparing rates. A Standard room already gets the bay-facing balcony and access to the indoor and infinity-style outdoor baths. Royal is a much larger room, and the upgrade buys private bathing as well as extra space—not a better view.

For two adults who are comfortable using a shared bath, Standard is the simplest choice. A Family room gives three or four guests a different sleeping layout; check the exact bedding and child charges on your plan. Royal makes more sense if you want to bathe in private or expect to use the bath repeatedly without working around public-bath hours.
Public onsen versus the Royal bath
The gender-separated eighth-floor baths have indoor pools and infinity-style outdoor pools overlooking the bay. Current guest hours are 3 pm to midnight and 5 to 9 am. The in-room TV can show how busy the public bath is, which helps if you would rather avoid a crowded visit.
The shared baths and the Royal bath are supplied differently. The public facilities use natural Beppu spring water with added water, heating and circulation/filtration. The Royal room descriptions specify a source-fed private open-air bath. The hotel’s spring description calls the water a simple spring. Those details should not be flattened into one claim that every bath is continuously flowing.
Meals and getting around
Plans may include breakfast or dinner and breakfast. Breakfast is a Japanese-Western buffet, listed from 7 to 9 am; dinner service is listed from 6 to 9 pm and includes Oita dishes. If you want to eat around Kitahama instead, a breakfast-only or room-only plan leaves the evening open. Child rates and any free bed-sharing offers are plan-specific, so check the booking details rather than treating a promotion as a permanent policy.

JR Beppu Station is about five minutes away by taxi or roughly a 25-minute walk. The nearest bus stop, Kyomachi, is around three minutes on foot. There is no confirmed regular hotel shuttle. Drivers get free outdoor parking, with roughly 46 spaces; station arrivals with luggage will usually find a taxi simpler than the walk.
Children are welcome. The bath tax is ¥250 per night for guests of junior-high age and older; children up to 12 are exempt. REX gives no tattoo rule for the shared baths. Ask about your intended bath before booking; the Royal room’s private bath is not a stated exception.
Listed accessibility features include an entrance ramp, lift, wheelchair loan, priority parking, accessible shared toilet and handrails at the public bath. The hotel does not list a dedicated barrier-free room, so confirm the route and room layout before booking if step-free bathing is essential. Pets are not accepted.
